In mid January, Caromark Restoration received an emergency call from a home owner in the Matthews area who stated that she had a water leak in her laundry room due to a burst pipe in the wall. We immediately dispatched our plumber as well as our water mitigation team to assess the extent of the damage. Upon our arrival, we found the laundry room and half the kitchen to be under water with buckling laminate wood flooring. Once we stopped the leak and replaced the polybutylene pipe with pex, the mitigation team began to extract the standing water and demolition the damaged materials such as the wood flooring and wet insulation in the crawl space.
While removing the laminate wood flooring in the kitchen, we noticed that there was a layer of luan and two layers of vinyl sheet goods under the laminate flooring. Then the big surprise…pockets of playground sand were found between the top layer of vinyl and the foam backing for the laminate flooring. Once we removed the entire floor, we realized the purpose for the sand. The sub-floor in the kitchen area as as wavy as the ocean itself. We found that the builder had built the house with the floor joists running the same direction as the girders that were suppose to support them. As a result, there was major deflection of the floor joists and the sand was used to level the sub-floor in order to install the laminate floating floor above. Due to this deflection, it was impossible to install new 3/4″ hardwood flooring over this sub-floor.
Immediately, we hired a structural engineer to inspect the structure and make a recommendation for repair. His suggestion was to install 2 CMU piers on concrete footings in the crawl space to support a triple 2X8 treated drop girder, apply positive pressure to support the deflected joists (not to raise them or we would crack the granite counter tops), then shim the tops of the joists and install new 3/4″ T&G plywood to provide a flat sub-floor to install new hardwood flooring on top of. Our customer could not have been happier!
